6 Surprising Things That Can Affect Your Home’s Value

There are many things that go into developing the value of your home. For example, square footage is not the only thing to look at when deciding the number value. Here are some less obvious factors to consider that may have an impact on your home in a positive or negative way:

    1.Street Name

Like they say, it’s all about “location, location, location.” Sort of. In some states, the street your house is located on may give your home less value. It’s something we don’t think about, but Blvd. vs St. vs Ave. may be something to consider.

    2.Odd Neighbors

This can get tricky. Everyone is entitled to their privacy and can do as they please in their own home, however, if you have neighbors the party all day and night or are just plain inconsiderate, potential buyers will definitely not want to buy.

    1. Trees

Trees that have lived for over 50 years can help add value to the home. Certain types of trees can give the home an extra boost as they have thrived in the neighborhood as people come and go. Check with your local realtor for more information on which trees can survive in your area, and be beneficial to have in your yard.

    1. Crown Molding

This little detail can add value to your home almost instantly. Potential buyers love to see this in a home as it adds elegance and can open the room up. Talk with a designer to find the best crown molding for your space and home theme.

    5.Starbucks

Believe it or not, having a Starbucks or Wholefoods nearby can help increase your home’s value by more than just double digits. Potential buyers will be looking at how far these and other amenities are, so if there are a few near by, your value is sure to go up.

    1. Death

It kind of sounds like something in a scary movie, but if you’ve experience a death on the property, you’ll have to disclose the information to buyers, which can be a deal breaker for many.
